5 Home Extensions That Don’t Require Planning Permission

A home extension is an effective and stylish way to add value to your home. Due to alterations in development rights, you can proceed with a variety of renovation projects without having to go through the hassle of planning permission. This blog covers five of the most popular home extensions that don’t require you to apply.

 

Single-Storey Extensions

In recent years, the government has allowed homeowners to build single-storey extensions under the permitted development rights. You can embark on this extension project permission-free, so long as the size of the extension stays within acceptable dimensions, i.e. it cannot extend beyond the rear wall of the house by more than four metres if detached, or three metres if anything else. It also cannot exceed four metres in height.

 

Double-Storey Extensions

Just like single-storey extensions, you can also build a double-storey extension without planning permission, so long as it falls within permitted regulations. In this case, it must be built on the rear of the house (any side extensions exceeding one storey require planning permission) and should not exceed three metres.



Add New Doors and Windows

Adding new doors and windows to your property is another excellent way of enhancing your home without planning permission. You might want to consider double glazing options or incorporating bigger doors and windows based on your building regulations.

 

For the best outcome, take note of the design and location of your property. For a window that faces the sides of your house, it must have an obscured glass and should not be opened, that is, unless the window is installed 1.7m above the floor of the room. Similarly, you might want to think about adding a bay window as it is also considered a house extension. Adding windows allows you to maintain the property’s structural integrity.

 

Garage Conversion

Permitted development also allows you to transform the inside of an existing part of your property so long as it does not involve enlarging the building. Therefore, if your house has an integrated garage, you’re free to go ahead and convert it into whatever you want, whether it be an extra bedroom or a playroom for the kids. It could be useful to consult an architect on how to best make use of your space.

 

Loft Conversion

Loft conversions are not only a fantastic way to add great value to your home, but a lot of them also don’t require planning permission. You might want to add dormer windows or extra headroom to create a functional, stylish space in your loft.

 

During a loft conversion project, the extension shouldn’t sit higher than the existing roof. Under the extension rights, a loft or attic conversion should not exceed 40 cubic metres for terraced houses or 50 cubic metres otherwise.
