House Extension and Renovation Ideas to Add Value on a Budget

Integrated Designs • Nov 25, 2019
Are you a homeowner keen to boost the value of your property? Let’s face it - most homeowners are! But what exactly can you do to add to your property’s value when you are on a tight budget?

Home extensions and renovations are one of the most popular ways to boost property value, but they tend to be on the pricier side and can take quite a bit of time to complete. But we’re here to tell you, it is possible to get an extension or renovation done on a budget, resulting in a significant return on your investment in the form of an increase in property value.

Read on for our list of budget house extension and renovation ideas that are proven to boost property value:

Invest in a kitchen renovation
The kitchen often ends up being the room where you spend the most time when you’re in your home. If your budget only stretches to the renovation of one single room in your home, make it the kitchen. A well-designed kitchen can generally add as much as 4% to the value of a property, while a dated-looking kitchen can turn potential buyers off.

Renovating a kitchen doesn’t always require a complete overhaul. You can work on updating what you have and making small changes. For instance, invest in new modern worktop surfaces, get more striking kitchen tiles or paint the cupboard doors. These are all smaller changes that can be done on a tight budget, but they can still make a huge difference to the appearance and appeal of your kitchen.

Opt for classic styles and colours so you don’t need to keep updating your kitchen to keep up with trends.

Increase the amount of storage space
Although storage space sounds like a small thing, the lack of storage space in a property has been known to turn potential buyers off and change their mind about putting in an offer on a house. Add extra storage to your home for a cheap way to boost its value and make it more appealing to buyers.

So, how do you do this when space is limited? Well, creating extra space could be just a case of working with the space you have to make it more efficient. Make use of any dead space underneath stairs or on unused walls and build shelves and cupboards where it makes sense. Consider all the nooks and corners that could be used for storage without leading to a cramped appearance in a room.

Not sure where you are going to find the extra space? Consult a professional residential architect or look at a measured layout of your property to uncover spaces you didn't even realise existed.

Add a bathroom
Add up to 5% to the value of your home by investing in a new bathroom. Bathroom extensions and renovations can be too complicated for a DIY project, so get in touch with a skilled building engineer to get the job done.

No space for a whole new bathroom? Consider adding in a shower room to one of the bathrooms you already have. This can be a cheaper way to make your property a little more appealing to buyers with larger families.

Get a conservatory installed
Buyers are always more interested in homes with lots of natural light. When you are deciding which extensions to add, think about how you can create more light and the illusion of space with your choices. A conservatory is one of the most effective ways to add space to your home while also bringing in streams of natural light.

Although the initial investment into installation may be on the pricier side, you’ll see a value boost of up to 5%. Work with a team of local architects and engineers to design a conservatory that beautifully blends your indoor and outdoor spaces.

Consider a loft conversion
Living in a property without much outdoor space? Consider extending upwards by converting your loft into an extra living area or even a spare bedroom. This is a valuable additional space that could be used by you (or a potential buyer) as a home office, a guest bedroom or a children’s play area. In terms of value, a loft conversion could get you as much as a 20% boost. Yes, you read that right!

One of the great things about a loft conversion is that you don’t need planning permission for it, unless you’re planning on making major changes to the roof exterior, which most loft conversions don’t.

Opt for energy-efficient and eco-friendly materials
Choose to make your home more energy-efficient and you’ll benefit both your budget and the environment. Choosing energy-efficient materials can save you a lot of money on bills in the long term. It can also make your property more appealing and valuable for buyers that search for a more eco-friendly living space.

Here’s what you can do:
● Get double glazing for your conservatory windows and doors for effective insulation
● Choose solar panel heating
● Get a heating system with a thermostat and easy adjustment programmer so you can keep your home just as warm as it needs to be
● Opt for eco-friendly paint and LED lights

Although you’ll be making an initial investment, opting for eco-friendly and energy-efficient home features will benefit your wallet in the long term!

Ask a local estate agent what buyers in your area are looking for
If you’re confused about where to get started, have a chat with a local estate agent that knows the area inside out. They will be able to let you know what sellers in your area are interested in and what features or extensions can improve your property’s market price for local buyers.

Try and create a more open-plan layout
Working with a smaller property? Consider knocking down a wall or two to open up the space. An open plan living area can create the illusion of space and also create more room for residents to move around with ease. Speak to a professional residential architect to work out how this can be done effectively in your home.
